Auckland Floor Sanders Who Know Native Timber
Most Auckland floors we sand are rimu, kauri or matai under old carpet, or engineered oak in newer homes. Each timber sands differently, and a heavy-handed pass on soft native boards leaves dents and gouges that show under the coating.
Before we quote, we check the boards still have enough timber left to sand. Tongue-and-groove boards only take a few full sands before the groove shows, so if a buff and recoat will do the job, we will tell you.

Your finish choice, explained up front
Water-based polyurethane is low-odour and dries in about 4 hours. Solvent-based warms the timber and hardens in about 24. We go through both at the visit.

Floor Sanding and Floor Polishing
A full sand and polish is the job we do most, and it suits floors with scratches, grey patches, stains or bare timber showing through the old coating. The machines take the boards back to clean timber before three coats go on.
You choose the sheen, from matte to gloss, and the finish type. Tell us about pets, rugs and afternoon sun, because all three change the finish we suggest.
Floor Staining and Colour Matching
Our floor staining and colour matching work changes a floor’s colour, or blends new boards into old ones without replacing the lot. The stain goes onto bare timber after the sand, under two clear coats.
Rimu and matai carry strong red tones that push through pale stains, so we test patches on your own boards first.
Native Timber and Villa Floor Sanding
Native timber is what we usually find under the carpet in Auckland villas, and villa floor sanding takes lighter passes than oak. Scion rates rimu, kauri and matai under 4 kN side hardness, softer than tawa.
Staples get pulled whole or ground flush, and nails get punched, before the first pass. Tell us if the floor has been sanded several times already.
Buff and Recoat
A buff and recoat is the lighter job we recommend when the coating looks dull but is still intact. The old finish gets a light sand, then one or two fresh coats, with no sanding back to bare timber.
Each full sand takes up to 2 to 3 mm of timber, so recoating in time saves that depth. Once the coating has worn through, the floor needs a full sand.
Floorboard Repairs and Gap Filling
We replace split or missing boards before sanding, matching species and width as closely as the old stock allows. Protruding nails get punched below the surface so they can’t tear the sanding belt.
Filler suits narrow, stable gaps. Gaps that open and close with the seasons push filler back out, and we point those out at the site visit.
Timber Staircase Sanding
Each staircase we sand is done by hand, tread by tread, because the big floor machines can’t reach the corners, risers or nosings.
The stairs stay out of use while the coats dry. Carpeted stairs often hide gripper strips and staples, so tell us if the carpet is still down.
Parquet Floor Sanding
Parquet blocks run grain in several directions, so the sanding passes we use on parquet are lighter and more frequent than on straight boards. Rushing it leaves scratches across the grain.
Loose blocks get re-glued before sanding, since a loose block chips at the edges once the machine hits it.
Engineered Timber Floor Sanding
Engineered boards have a thin layer of real timber over plywood, and that top layer decides whether our sander can touch it at all. Thicker layers take a full sand. Thin veneers only take a recoat.
Sanding through the veneer can’t be repaired, so we check it before quoting.
Deck Sanding and Oiling
Decks get a penetrating deck oil from us, because a film coating peels once the sun and rain get at it. Grey, furry timber sands back to clean wood first.
Soft or rotten boards need replacing before sanding, and the deck stays off-limits for at least 24 hours after oiling.
Commercial and Sports Floor Sanding
Our commercial floor sanding covers offices, shops, cafés, gyms, school halls and rental properties. Larger floors can be sanded and coated in zones, so one part stays open while another cures.

How a Floor Sanding Job Runs in Auckland

Call us or fill in the quote form with your name, number and suburb. We call you back and book a site visit at a time that suits you.
2. Site visit and written quote
We check coating wear, staples, board damage, gaps and the timber species, then confirm the finish and the price in writing. Tell us if the floor has been sanded before.
3. Floor preparation
You clear the furniture. We lift carpet and underlay if booked, pull or grind staples, punch nails and repair boards.
4. Sanding, stain and three coats
Three sanding passes with dust extraction running. 40 grit strips the old coating, 80 grit flattens the boards and 120 grit leaves them smooth. Stain goes on next if chosen, then three coats. Water-based coats dry in about 4 hours, solvent-based in about 24.
5. Curing and handover
Both finishes cure in about 3 days. Keep furniture, rugs and pets off until then, and fit felt pads to chair and table legs. We walk you through care before we leave.

Auckland’s morning relative humidity averages 81.8 per cent on NIWA’s climate normals for 1991 to 2020. Tauranga sits at 78.3 and Hamilton at 84.9. Timber takes moisture from the air, so Auckland floors swell through the damp months and shrink back as the house dries out.
Seasonal gaps and cupping in Auckland floors
Gaps between boards open and close with the seasons. Filler pressed into a moving gap gets squeezed out, so we only fill narrow gaps that stay put. Cupping, where board edges sit higher than the middle, usually points to moisture from below, often a damp subfloor. Sanding cupped boards flat before the damp is fixed leaves thin edges once the timber dries.
Choosing a polyurethane finish for Auckland humidity
Water-based polyurethane dries in about 4 hours and stays clear without yellowing. It suits pale timber and families who want the rooms back quickly. Solvent-based hardens in about 24 hours, smells strongly while it does, and deepens the red and gold in rimu and matai. Both finishes need about 3 days to cure, and a humid week stretches the drying times.
